Choose replacement fittings around the existing installation
Replacing a tap is not simply a matter of choosing its finish. The available mounting holes, accessible connections and the water supply arrangement can affect the job. Send photographs of the existing fitting and, where visible without dismantling anything, the area below the basin or sink. Mention if you want to retain an older sanitary fitting.
If you have already bought a tap or shower component, supply the model and manufacturer information before the appointment. We can discuss whether the planned work is a straightforward replacement or needs adaptation, rather than promise every customer-supplied item will fit. The agreed scope should also identify who supplies parts and what happens if a concealed connection proves inaccessible.
St James’s enquiries can involve a residential entrance separate from other uses in the same building. Identify the flat or residence, the equipment that serves it and the person authorised to approve work. Listing or conservation requirements must be checked for the specific address.
Tell us about reception, security checks and any restricted working periods. An external pipe or flue alteration needs a different permissions conversation from an accessible internal repair; use the council address guidance before agreeing changes to a protected building.
