Explain what changes when it rains
Water collecting outside only during rainfall is a different starting point from a gully overflowing every time a sink empties. Tell us the timing, the position of the overflow and whether any indoor fitting is also affected. Photographs taken from a safe, dry position can show the route water is taking without lifting a cover.
Rainwater and foul-water arrangements need to be understood before a clearance method is chosen. A blocked inlet, a restriction further along a run or a different defect can call for different work. Do not enter a flooded area or assume standing water is clean. Access across a shared yard or into a neighbour’s property must be arranged with permission.
Chelsea covers different residential settings, so a town-house enquiry and a flat above another home need different access information. Tell us which parts of the water, heating or drainage installation are private to your property. A street address is not evidence that equipment is old or that an upgrade is needed.

Will clearing the visible gully fix the flooding?
It depends where the restriction or defect sits. The visible inlet may not be the whole problem. We discuss inspection findings and any further investigation before assuming an inlet clearance will prevent recurrence.
