Request a survey that answers the decision you need to make
A pre-purchase drainage enquiry should explain what you need to understand: an unresolved defect, the condition of accessible runs or drainage information before alterations. Provide any existing report and the property’s access arrangements. A general building survey does not necessarily include a camera inspection of drains.
We discuss what can be inspected, whether a blockage must be cleared first and what recording or findings you need. Access limitations must be stated rather than treated as evidence that an unseen run is sound. A camera inspection does not settle legal ownership or guarantee the condition of inaccessible pipework. Arrange the owner’s permission before booking an inspection at a property you do not yet own.
A Kensington service visit should identify whether the affected installation serves one home or multiple residences. For a house divided into flats, a shared supply or accessible communal pipe should not be altered just because it passes through your property.
Confirm lift availability, the floor and where building-controlled service cupboards are located. If a managing agent requires contractor details or attendance approval, arrange that before the visit. Permission for a repair and permission for a change to the building are not always the same.

Good to know.
Can a CCTV survey inspect every drain at a property?
Not always. Access points, pipe dimensions, bends and blockages can limit inspection. Agree the intended scope and ask for any uninspected sections or limitations to be made clear.
What does drains cost in Kensington?
£150 + VAT per hour (£180 inc VAT), with a one hour minimum. Before any extra work we give an estimated duration and expected labour cost for you to agree.
